We currently have several projects underway in South Carolina; We realize that entities like schools and orphanages are usually land rich and cash poor; and in most cases, lack the financing to plan major land development. That's where Gateway Development bridges the gap.

We sit down with the decision-makers and come up with fair terms and compensation. We have already done a considerable amount of work by way of identifying the possibilities associated with a client's property. We realize that if our clients had to pay for a marketing consultant and preliminary plans, they would never be able to start their project. Our motto is "Turning Dreams into Reality".

Since there is usually little or, in some cases, no start-up capital, we work on a contingency basis in the beginning. This usually continues through the planning stages. During this time, Gateway Development is absorbing all the costs of planning. After planning, which can run into the hundreds of thousands of dollars, we negotiate all the deals required to start and finish a project. In our experience, no two deals are the same. Each client has unique specifications and requirements that rarely fall into the standard way banks like to do business. We have been successful in negotiating non-traditional loans.
